- Property Manager - Bromley

Countrywide Residential Lettings is thriving and successful business which has offices located throughout the country which provide specialist lettings services to landlords and tenants. We are looking for an energetic and enthusiastic Property Manager to join the Alan de Maid branch in Bromley. The role involves managing a portfolio of properties, managing accounts, organizing repairs and ensuring the very best levels of client relations. Duties include: Producing inventory and schedule of condition. Carry out check ins and outs. Negotiate damages claims with tenants following check out. Receive and action maintenance issues and instruct approved contractors accordingly, controlling costs and quality of work. Act as liaison between landlords, tenants, contractors. Arrange and carry out property visits, submit reports to landlords and follow up any identified maintenance issues. Secure additional funds from Landlords, when necessary. Manage the process relating to insurance claims, including meeting loss adjusters, supervising works and securing repayment from insurance companies.

To be considered for this position you will possess the following qualities: Professional approach and appearance. Effective written and verbal communication skills. Experienced in dispute resolution and problem solving, Able to handle difficult/sensitive situations. Has achieved or is willing to work towards an industry qualification. Hold a full and clean UK Driving License. This is a full time role working some Saturdays on a rota basis with a day off in lieu the following week. Wadhurst - Lettings Coordinator

Ashton Burkinshaw Residential Lettings has offices throughout the South East which provide specialist letting services to landlords and tenants. We are looking for an energetic and articulate person with preferred experience of working within a lettings agency (or similar property environment), to join our Wadhurst branch as a Part Time Lettings Coordinator.

The Lettings Coordinator must also be highly-motivated, pro-active, have excellent customer care skills, be computer literate and holds a full clean driving licence. This is a part time role working 22 hours every Thursday, Friday & Saturday. Gravesend - Negotiator

Ashton Burkinshaw has offices located throughout the South East which provide specialist letting services to landlords and tenants. We are looking for an energetic, articulate and ambitious person required to join our busy team in Gravesend as a Negotiator. This role would suit a highly self motivated individual able to work towards targets and is driven by results and rewards. Duties include: To carry out a client presentation giving a rental appraisal on the property and to attend all property viewings. Liaise with landlords and tenants on a regular basis. To understand potential tenant requirements and offer them suitable properties. To deal with all potential clients over the telephone or face to face. To meet set targets in relation to required lets. To deal with queries and questions of the companies services.

To be considered for this position you will possess the following qualities: Able to demonstrate a previous successful track record within the lettings/sales industry. Have excellent communication skills. Be well presented and professional. Able to deal with people at all levels. Be articulate and intelligent with the ability to work as part of a team and have excellent initiative. Achieved or is willing to work towards an industry qualification. Holds a full and clean UK Driving License, able to drive a manual motor car Hours: 9.00am to 5.30pm Monday to Friday working every Saturday 9.00am to 4.00pm with a day off in the following week. Swanley - Branch Manager

We are looking for an energetic and ambitious Branch Manager to head up our busy team at Ashton Burkinshaw in Swanley. The role involves managing a portfolio of properties, managing staff, managing administration, managing accounts, managing repairs and ensuring the very best levels of client relations. Duties include: Day to day running of the branch, manage the daily administrative duties, able to motivate and develop the team, to provide outstanding service to our customers, identify areas of growth and act on it, develop new business relationships

To be considered for this position you will possess the following qualities: Must have a knowledge of residential lettings (or possibly sales), must have strong leadership and management skills, excellent administrative skills, has achieved ARLA Level 1 (or industry equivalent) and willing to work towards a higher industry qualification, professional approach and appearance, effective written and verbal communication skills. Hold a full and clean UK Driving License. Hours: 9.00am to 5.30pm Monday to Friday, working Saturdays 9.00am to 4.00pm on a rota basis with a day off in lieu the following week when worked. Benefits include: basic salary plus commission, company car & 20 days holiday.
